Andalusia Reorganises Flexible Accommodation: Nearly 10,300 Tourist Dwellings Leave the Register after New Control Measures

The dynamics of the Flexible Accommodation in Andalusia is undergoing a moment of adjustment and redefinition. The Junta de Andalucía has carried out a significant control operation, which has resulted in the cancellation of almost 10,300 dwellings for tourist use of their registration. This action, which has been a decisive step in the management of the supply of accommodation, has as its main objective to rebalance the balance between tourism development and the needs of the residential market.

The measure responds to the application of a stricter regulatory framework, which seeks to ensure that all dwellings operating under the Flexible Accommodation comply with the established requirements. A significant percentage of these cancellations, namely 20%is due to the lack of adaptation of the owners to the existing regulations. This ranges from failure to submit the initial responsible declaration to non-compliance with various aspects required for their legal operation.

This process of supervision and control is part of a broader trend at the national level, where public administrations are stepping up their efforts to regulate the sector. The intention is clear: to ensure that the provision of Flexible Accommodation is transparent, safe and compatible with residential use and coexistence in urban areas.

The cancellation of thousands of registrations in Andalusia, one of the communities with the highest volume of tourism in Spain, will have a multifaceted impact:

  • Supply reduction: The availability of tourist accommodation will be significantly reduced, especially in key destinations.
  • Professionalisation: It will drive the remaining operators and owners towards greater professionalisation and strict compliance with regulations.
  • Residential market: Although the debate on whether these dwellings will be reintegrated into long-term renting is ongoing, the measure aims to relieve pressure on the housing stock.

It is important to highlight that this type of regulatory action seeks not only to regulate the market, but also to protect the consumer and guarantee quality tourism.
