In one of the most important strategic alliances of the year,&nbsp;<strong>JPMorgan Asset Management<\/strong>representing institutional investors, and&nbsp;<strong>Lar Group<\/strong>the renowned Spanish real estate group, have launched a new&nbsp;<em>joint venture<\/em>&nbsp;with the ambition to invest&nbsp;<strong>600 million<\/strong>&nbsp;in new 'Flex Living' developments in the country.<\/p>\n\n\n\n<p>This operation marks the entry of the investment arm of the world's largest bank into the Spanish residential business and has an ambitious objective: to develop around&nbsp;<strong>5,000 beds<\/strong>&nbsp;in around ten projects. The focus cities of this initial investment will be&nbsp;<strong>Madrid, Barcelona, Valencia and Malaga<\/strong>This underlines the attractiveness of these urban markets for new housing typologies.<\/p>\n\n\n\n<p>The first step of this collaboration already has a name and a location: a project of&nbsp;<strong>500 units in San Sebasti\u00e1n de los Reyes (Madrid)<\/strong>The project is located in a residential area close to major shopping and business centres. In addition, they already have the approval in committee for another project of&nbsp;<strong>350 beds in Alcorc\u00f3n (Madrid)<\/strong>and have three more under consideration in Cornell\u00e1 (Barcelona), Fuenlabrada and Legan\u00e9s (both in Madrid). The intention is to deploy this 600 million investment in the next few years.&nbsp;<strong>next five years<\/strong>.<\/p>\n\n\n\n<p>Flex Living' complexes provide tenants with a flexible living solution.&nbsp;<strong>Flexible Accommodation<\/strong>&nbsp;temporary in nature, with rental periods not exceeding one year. These developments, usually built on tertiary land, allow higher returns than traditional rental housing, a significant advantage in the current market context.<\/p>\n\n\n\n<p>The companies explain that this initiative responds to a transformation in residential demand, driven by new mobility habits, the increase in single-person households, the evolution of cohabitation models and the rise of teleworking. The complexes will be newly built, fully furnished and will offer a wide variety of common areas and services included, adapting to the needs of the modern traveller.<\/p>\n\n\n\n<p><strong>Jorge Pereda<\/strong>The general director of Living in Grupo Lar, highlights the \"clear opportunity\" that this alliance sees in Madrid, Barcelona, Valencia and Malaga to add a new residential category that is \"more flexible, more sustainable and more aligned with the real needs of people\". For its part,&nbsp;<strong>Michele Russo<\/strong>JPMorgan Asset Management's Deputy Head of Acquisitions, highlights the choice of Spain for its first 'Flex Living' project, seeing a \"significant opportunity to establish a new benchmark in the residential sector in the country\".<\/p>\n\n\n\n<p>This business, although incipient in Spain, is attracting massive investor interest. The first half of the year has seen investment from&nbsp;<strong>330 million<\/strong>&nbsp;in the sale and purchase of flexible flats.
